Costa Antigua is a quiet village with local bars and restaurants, all nightlife can be found in the neighbouring resort of Caleta de Fuste.    

 

Caleta de Fuste thrives on tourism, with lots of accommodation to offer, a fantastic golden sandy beach very popular for water sport enthusiasts, with diving and jet-ski hire. The harbour is home to many yachts and boats which provide enjoyable local trips. There are a multitude of good restaurants that cater for all tastes at very reasonable prices and also a number of supermarkets within the local area.

Purchase information

What you need to know to purchase a property in the Canary Islands.

With today's unstable economical market, investments in overseas property are the best idea. Risk is minimal and return is usually very high. So, now that you have made the decision to purchase your holiday home in the sun, there are a few important things you need to know.

To secure the property you have chosen you need to place a deposit of 3000€. Contracts will then be drawn up between purchaser and vendor clarifying the main points of the purchase/sale process such as method of payment, completion date etc.

If required we will take care of the mortgage application, the surveys carried out on our properties have come back with very high bank valuations therefore offering up to 100% finance with very competitive interest rates. Before you can sign for the deeds of your new home there is a certain amount of paperwork that must be checked to ensure there are no outstanding debts on the property. This includes;

  • obtaining a "Nota Simple" (document from the property registry office on the property)
  • checking that IBI (local council rates) have been paid up to date
  • collecting a community certificate from the President of the community where you are purchasing to ensure that community fees, electricity and water bills have been paid up to date.
  • copy of the deeds to the property.

These documents are required on the completion day in order to sign the deeds. The Notary will refuse to sign unless all above documents are presented. We suggest the use of a lawyer at all times and can guide you towards excellent lawyers with experience in property sales with non Spanish residents who will take care of all these documents for you to enable a smooth and worry free completion on your purchase.

Additional costs.

In addition to the sale price, you must remember that the purchaser will also have to pay approximately 11% of the new declared value of the property. This is made up of the following taxes and fees;

  • 6.5% ITP tax (Impuesto sobre Transmisiones Patrimoniales)
  • Notary fees for deeds and mortgage
  • Property registration fee for deeds and mortgage
  • Plus Valia (capital gains tax)
  • Mortgage set-up fees.
