Location of the Complex

 

The resort complex is located in the beautiful and quiet area in-between Sunny Beach and St. Vlas. It is situated only 100 meters from the coast line and approximately 200 meters away from Aqua Dreams /in the direction of Saint Vlas/.

 

General Information about the Complex

 

Paradise Dreams consists of 2 separate arch-shaped symmetric blocks, with a total number of 123 apartments/ 22 studios, 72 one-bedrooms and 29 two-bedrooms/. The complex is with low-rise architecture with inclined roofs and is painted in warm colours. Because of its specific location on a high slope most of the apartments in Paradise Dreams have sea view and/or pool view. Additionally, some of them face the enchanting green hills to the north of the complex.

 

Facilities on the Complex

 

At your disposal there are two main adult’s swimming pools with an attractive bridge in the middle. They are flowing into each other at four different levels, thus creating the relaxing waterfall effect. In addition there is a separate round children’s pool. Apart-hotel Paradise Dreams ensures comfortable holidays for both owners and tourists by the following amenities available:

Management and Maintenance Costs

 

The management and maintenance cost is €7 per square meter of your apartment on a yearly basis. 

 

Rental opportunities

 

There is an on-site management company that all clients can use if they choose to rent out their apartments. At this stage, there are no projected rental figures available. The management company is part of the developer’s group and has contracts with several of the biggest tour operators on the Bulgarian market such as Balkan Holidays and First Choice.

 

Title Deeds

 

There are two options available here:-

 

The client can declare the property at an estimated value on the title deeds. For this complex this is 30% of the full value of the apartment. VAT is included in the price if you choose to declare the property at the estimated value. Your closing costs when you sign the title deeds will be 3.5% of the estimated declared value.

 

The other option a client has is to declare the property at the full value on the title deeds. With this option you would have to pay VAT on the difference between the estimated value of 30% and the full value of the apartment. Therefore, you will be paying VAT on the remaining 70%. Please add 14% to the price of the real estate to reflect VAT if you choose to go with the fully declared value. Your closing costs when you come to sign the title deeds will be 3.5% of the fully declared value.  

 

Payment Terms

 

An apartment can be reserved with an initial payment of £700 (€1,000) deductible from the first installment: -

 

30% - Payable on the signing of the preliminary contract

 

20% - Payable no later than ten days after the construction work begins (estimated March 2007)

 

30% - Payable no later than ten days after the construction has reached the roof level (estimated September 2007)

 

20% - On Completion (estimated July 2008)

General Information about the Area

St. Vlas (also known as Sveti Vlas) is a beautiful coastal village, situated just 5kms north of Sunny Beach and 9kms from Nessebar.

This resort offers a fantastic combination of beautiful seaside and views of the Balkan mountain range. There are three beaches at St Vlas. The central beach is the longest, southern beach is the small “Camping” beach, whilst the northerly beach neighbours a new yacht marina.

The brand new and beautiful marina is being developed close to the existing water port of the local fishermen. The Marina offers everything needed for the yacht enthusiast, and yachts can be hired and even purchased here at really competitive prices.

The explosive growth in Vlas is the result of holidaymakers, visitors who choose to stay here, and visiting tourists from the neighbouring resorts of Sunny Beach and Nessebar seeking a relatively quieter place to spend time. In response to this boost in local tourism, small hotels, apartments, villas and restaurants are emerging across the town

Regular bus transport is available from Nessebar, Sunny Beach and Bourgas to St. Vlas, and plenty of private minibuses, route and ordinary taxis. There is also water transport to and from Nessebar and Bourgas to Sunny Beach. The international airport of Bourgas is just 20 to 30 minute drive away.
